If selling is the right answer, you generally get a better price selling before a foreclosure sale than after. Steps that usually help

  1. Call a HUD-approved housing counselor (free) and the HOPE Hotline at 888-995-4673 before anything else.
  2. Read every notice from your lender and write down every date. In Massachusetts a mortgage lender generally must send notice and give you time to cure before foreclosing.
  3. If you decide to sell, talk to a real estate attorney first. Selling for less than you owe (a short sale) needs lender approval.
  4. Compare a cash offer, an agent's market opinion and what your counselor recommends.

Watch out for

  • Be cautious of anyone who offers to "save" your home for a fee, asks you to sign over the deed, or asks you to stop paying your mortgage. Those are warning signs of foreclosure-rescue scams.
  • Before paying or signing with anyone who offers foreclosure help, check with a counselor, an attorney or the Attorney General's office. Do not sign anything a counselor or attorney has not read.
  • Never pay upfront fees to anyone promising to stop a foreclosure.
